Checklists anyone can follow
Every step says what to do, with its instructions right on the step: check this, read that, take a photo, write down what you saw. Whoever is on site at 2 AM knows what comes next.
- Send us your SOPs, MOPs, and EOPs and we turn them into checklists. Where you have none, we recommend ours.
- Four kinds of step: checkbox, reading, photo, and text. Required steps must be done before the order closes.
- Readings fill from the equipment's own telemetry. Out of range values are flagged, and impossible ones are refused.
- Attach a checklist when you schedule work, in an alert rule, or in a workflow.

What maintenance costs, and who finishes on time
Every completed work order carries its labor hours, parts, and service cost. The report adds them up by site, region, vendor, work order type, asset role, tenant, and tag, compares them with the period before, and exports to CSV.

Work orders that open and follow up on their own
Turn on Open a work order in an alert rule, and a firing alert puts a corrective order on the service calendar, linked to its incident, with the checklist and technician you picked.
- One open order per asset and rule. A repeat firing reuses it instead of opening another.
- Reminders email the assignee and the vendor before the due date, and again once it is overdue, with admins copied.
- An assigned vendor technician is emailed when an order is theirs to work, and signs in to see only their own company's orders.

You choose what each tenant sees
Turn the Maintenance Calendar on for the tenants you want, and pick the assets each one can see work on. Their portal shows that work and facility-wide work, read only.
- On or off per tenant, from the tenant's page. Off again at any time.
- Work on the assets you mark visible to that tenant, plus facility-wide work.
- Dates, type, impact, and scheduling notes. Completion notes stay internal, and files show only on the assets you share.
Let this tenant's portal users view scheduled maintenance. They see facility-wide work and entries on assets marked visible, and they cannot create or change them.
When off, portal users do not see Maintenance Calendar in the sidebar.
